Qu’est-ce qu’un dossier de diagnostics techniques (DDT) en 2026 ?
Le DDT est l’ensemble des rapports qui sécurisent juridiquement votre vente ou location. Il prouve que le futur acquéreur ou locataire entre dans un logement conforme et informé. Depuis 2026, l’absence d’un seul diagnostic obligatoire suffit à faire annuler une promesse de vente ou entraîner 3 000 € d’amende pour le bailleur.
Liste stricte des diagnostics à fournir selon votre situation
Vente d’un bien résidentiel
- DPE – valable 10 ans, classement A à G affiché sur toutes les annonces
- Amiante – avant 1997, sauf absence confirmée par un pro
- Plomb – avant 1949, peintures et revêtements
- Termites – 54 départements à risque renforcé
- ERNT – installations électriques de 15 ans
- ERP – installations de gaz de 15 ans
- Carrez – surfaces des lots en copropriété
- Loi Boutin – surface habitable pour les biens vides
- Assainissement – hors tout-à-l’égout, moins de 3 ans
- Etat des risques naturels et miniers – 6 mois
- Radon – 42 communes concernées
- Jutage – copropriétés équipées de compteurs individuels d’eau
Mise en location
Les mêmes diagnostics que la vente, sauf Carrez, Boutin et jutage. Le DPE devient exécutoire : un F ou G interdit désormais toute nouvelle location à compter du 1er janvier 2026.
Combien ça coûte et qui peut les réaliser ?
Comptez 400 € à 900 € pour un appartement standard, 700 € à 1 400 € pour une maison. Seuls des diagnostiqueurs certifiés COFRAC ou signataires d’une chartre reconnue peuvent établir les rapports. Exigez le numéro de certification et le cachet sur chaque page.
Calendrier réaliste pour ne rien oublier
- 3 mois avant : repérez l’année de construction, copiez votre note d’information d’urbanisme
- 8 semaines avant : demandez 3 devis, vérifiez les certifications
- 4 semaines avant : fixez les rendez-vous regroupés pour limiter les déplacements
- 1 semaine avant : contrôlez la conformité (nom, adresse, date, cachet, visa)
- Jour J : remettez le DDT complet avec l’avant-contrat
Erreurs qui coûtent cher
- Confier l’amiante à un simple plâtrier ; seul un diagnostiqueur certifié est valable
- Utiliser un DPE de 2023 : il est périmé et le nouveau reprend des mesures au drone
- Oublier l’état des risques dans une zone inondable : l’acquéreur peut demander une réduction de prix

Vérifiez le numéro COFRAC ou l’équivalent, demandez un devis détaillé par diagnostic et prévoyez des créneaux regroupés pour diminuer les frais de déplacement.

Contrôlez les rapports avant signature
Vérifiez l’orthographe de l’adresse, la date de moins de 6 mois, le cachet du professionnel et la conformité au modèle officiel. Un seul oubli peut entraîner nullité ou pénalité.
