Destinée aux locataires sans garant, cette solution gratuite couvre les loyers impayés et les dégradations locatives jusqu’à 36 mois de loyer, dans la limite de 5 000 € pour les dépôts de garantie. En 2026, près de 210 000 nouvelles garanties ont été accordées, marquant une hausse de 8 % par rapport à 2024, témoignant de sa montée en puissance dans le parc locatif privé. Visale s'adresse principalement aux jeunes actifs (moins de 30 ans), salariés du privé gagnant moins de 1 500 € nets par mois, qu’aux étudiants et apprentis. Elle est valable pour les logements conventionnés ou non, dès lors qu’ils respectent les critères de décence. Selon la DREES (Direction de la recherche, des études, de l'évaluation et des statistiques), près de 65 % des bénéficiaires sont des locataires âgés de 18 à 25 ans. En 2026, plus de 9 000 bailleurs adhérents acceptent la garantie Visale, facilitant l’accès au logement pour les profils précaires.
Comment procéder
Obtenir la garantie Visale se fait en quatre étapes simples via le site visale.fr. Étape 1 : Créer un compte en ligne et remplir le formulaire de pré-éligibilité. Étape 2 : Transmettre les justificatifs requis (pièce d’identité, contrat de travail, trois derniers bulletins de salaire, avis d’imposition). Étape 3 : Une fois la demande validée, télécharger l’attestation Visale à fournir au propriétaire. Étape 4 : Le bailleur valide l’acceptation sur la plateforme. Le contrat de garantie est alors automatiquement activé à l’entrée dans les lieux. Aucun remboursement n’est exigé en cas de départ anticipé ou de résiliation. Depuis 2023, la loi prévoit que tout bailleur ne peut refuser un locataire sous prétexte qu’il présente une garantie Visale, sauf motif légitime et non discriminatoire. Pour les cas de litige, un accompagnement juridique est assuré par Action Logement.
